Hello new residents! We are so excited to have you join us at the Liberty properties!
Due to the nature of student housing we have a very limited window to process our move-outs, prepare apartments for new residents, and help you get moved in. We have been so busy walking units, repairing any damages, and preparing your new home. All units have had professional third-party inspections, cleaning crews, and carpet cleaning done to prepare for you.
Even with all our efforts sometimes things are missed. In an effort to make sure you have a great experience, we will have cleaners, maintenance, and other vendors on call ready to help if you need anything!
On move-in day to avoid congestion and expedite help please do not come by our move-in line for additional help once you have visited your apartment. Please text (801) 609-4573 with any concerns or needs. This number will only be monitored the week of move-ins and will not be a consistent means of contacting the office. This number has been created specifically so that you can get immediate help from our professional teams.
What to do if there is an after hours emergency:
If you have a life threatening emergency please call 911. If you have a property threatening emergency, please call your office number; you will be connected with a live after hours emergency line. Please DO NOT call the emergency phone for roommate issues, office questions, or any other non-emergency. If you are locked out after hours you may also call the office number. Lockouts are $50 at time of lock out.

Rent:
Rent is due on the 1st of every month. This can be paid online, ethier through the website or the app, or in the office with a check or money order (cash will not be accepted). A $75 late fee posts on the 5th and a $75 late fee posts on the 11th of each month. Please contact the office for any questions about how to set up your online account.
Utilities:
Utilities will be charged at a set rate of $45 a month. Internet charges are an additional $20 a month. (This is a combined flat rate of $65/month) Your bill will be charged to your resident portal with your rent each month.
Internet and Cable:
High-speed internet is provided by Veracity. Ethernet outlets are located either in the bedrooms or the living room. To connect to the internet you will need an ethernet cord or router for wireless access. If you have a problem with the internet, please call customer service at
801-379-3000.
Please submit all maintenance requests online by logging into your account. You are responsible to report any needed maintenance or damages.

Amenities:
- All residents have Key Fob access to all amenities at Liberty on Freedom, Liberty Square and Liberty on Eighth.
- The clubhouse, laundry room, fitness center, hot tub, pool, and basketball court are for tenant use only. All guests must be accompanied by a Liberty tenant. Please observe the hours and rules and help keep the property clean.
- You may reserve the clubhouse free of charge. All reservations must be made and approved through the office. Please no events over 50 people. Reservation priority is given to Liberty residents and ward/stake activities. Cleaning fees may be applied if the clubhouse isn’t cleaned after the event.
- Onsite laundry is provided by Hainsworth Laundry. If you have any concerns about the machines please contact them. Their contact info is listed on each machine. Laundry is open 24/7 and can be paid for quarters or through the pay range app (on ios and android). Liberty is not responsible for any damages or theft.
Cleaning Checks:
Monthly cleaning checks will be held by a 3rd party company. Sign up and assignments will be sent via email. You must sign up for your jobs to avoid failure. There will be fees charged for failing per your contract.
Mail:
One mail key will be provided to the apartment at the time of check-in. Replacement keys are $50.
Financial Responsibility
Rent is due on the 1st of each month without exceptions.
This can be paid online, ethier through the website or the app, or in the office with a check or money order.
WE CANNOT ACCEPT CASH.
A $25 late fee posts on the 5th and a $25 late fee posts on the 11th of each month!
If you are charged a late fee it means you did not pay your rent within the 5 day grace period. Anyone with an outstanding balance on the 6th of the month will receive a late fee and begin the eviction process. Late fees will not be waived. Be sure to pay on the 1st to clear up any issues that may arise by the 5th.
We will send out helpful emails to remind you that your rent is due on the 1st.
To avoid late fees:
- It is your responsibility to check to make sure your payments go through (even if you have automatic payments).
- If someone besides you is paying your rent it is YOUR responsibility to check your account and make sure your balance is ZERO.
- For every uncleared check you will receive a $25 non-sufficient funds (NSF) charge. Any NSF problem is between you and your bank. There is nothing we can do about these charges.
- If your financial situation is compromised by losing your job due to COVID-19 please send an email requesting a payment plan
Liberty Parking Policy
- Parking passes are required for parking anywhere on Liberty properties. This includes Liberty owned streets in between buildings. (If you have a guaranteed pass you cannot park in non guaranteed parking) ● Passes need to be displayed on the bottom, left corner of the front windshield on the driver’s side
- Parking anywhere at Liberty on Freedom is at your own risk.
- Liberty on Freedom is not responsible or liable for any damages or theft to your vehicle.
Any issues with damage or theft will be handled by the Provo Police
Department – Non Emergency Department at 801-852-6210.
- Keep all valuables out of sight and Keep your doors locked!
Thieves attempting to burglarize vehicles are looking for specific things including: cell phones, electronics, medication bottles, loose change and cash, sporting equipment, credit cards, purses and/or backpacks
- Anyone violating parking rules will be towed or booted.
