Log onto your resident portal to set up a forwarding address to ensure we have it on file for you correctly. We will also collect this information in the checkout form. Ensure accurate delivery by providing the correct address. You’ll find this information under “alternate address”. Please keep in mind that our office does not offer a forwarding service for mail and Packages. After you move out, the next residents will have access to your old mailbox. We can’t control what they do with any letters that turn up, but if they are turned into our office they will be marked “Return to sender” and placed in the outgoing mail.

Visit www.usps.com/manage/forward.htm to set up mail forwarding with USPS. This ensures you receive any important letters at your new address.

Remove all your belongings from the apartment. Don’t forget to check less obvious storage areas such as closets, under beds, and cupboards. You will be charged up to $200 for any items left behind!

Cleaning your apartment well is one of the best ways to get your security deposit back and avoid extra charges. Any cleaning expenses for bedrooms will be passed along to the resident that occupied the bedspace (INCLUDING trash/animal odors, stains, holes in walls, etc.). For a shared bedroom the cost will be split between you and your roommate. Additional expenses for shared spaces, such as the bathrooms, kitchens, and living rooms will be divided evenly between all residents in the apartment.

Any cleaning expenses for bedrooms that fail cleaning checks will be passed along to the resident that occupied the bedspace. Additional expenses for shared spaces such as the bathrooms, halls, kitchen, living rooms will be charged to the resident that signed up for that job on the cleaning sheet and is therefore responsible for that area. If personal items are left in the bedroom and common areas, the owner of the items will be charged for removal and storage.

Lastly, white glove cleaning checks are very thorough checks!

Before you leave the apartment to turn in your key fob (if you have one) + Mail Key to the office. If you can’t find the mail key, it will be considered lost. If you lose your mail key, you have two options:

• Go to the post office and replace the key yourself before move-outs (cost ranges from $10-$40).
• If the mail key is not replaced by final cleaning checks, and we have to replace it, all tenants in the apartment will split the $75 lost key charge. If one person comes forward claiming they lost the key, only they will be charged.

If we do not receive your keys by 12 pm, August 16th, 2025, you will be charged for key replacement. Failure to return keys or move out by this time will result in a charge on your account. You do not have to turn in your parking permit.

They become invalid and a new design will be used next year.

IMPORTANT: Any unpaid outstanding fees that remain on your account for a long period will be subject to your name being sent to collections. This may heavily impact your credit score, so PLEASE be aware of this possibility

If any failures are brought up from these inspections, the penalty fees will be posted to your resident portal shortly after inspections are completed. You will be informed through email of any fees that are posted, and they will immediately be deducted from your security deposit. If the fees incur charges greater than the deposit, you will be responsible to pay all overages that remain.
